The Windsor real estate market is hot! Windsor as a city has been on an up-swing in recent years thanks to a variety of factors including a rebound in the auto industry, a decline in the oil industry and an attractive dollar-value to our U.S. friends. The unemployment rate is lower than it has been in years and the economic outlook for the city is positive. What does it all mean for Windsor real estate agents? An incredibly competitive market.
It is becoming increasingly difficult for real estate agents in the area to find a way to stand out. Some have turned to traditional marketing methods such as: billboards, print advertising and bench ads but others have decided to go the digital marketing route. Due to Facebook’s plethora of available marketing tools and insights it has become THE place for real estate agents to market their homes and services.
Let’s take a look at the 6 local agents I found with fantastic Facebook pages.

I mean the branding on that cover photo alone is enough to get Tyler on this list! Bright, vibrant and a different perspective of the city’s beautiful riverfront. Tyler is regularly updating his page with his current listings but also providing useful information on the real estate market both locally and nationally. He creates his open houses as events within Facebook and also develops his own videos on real estate investment strategies.

Dan and his real estate team do a great job of branding their page to give it a unique personality. Each of their sold listings include a “photo frame” that has a sold sign, Dan’s phone number, email address and logo. His clients are also prominently featured happily holding a sold sign with Dan’s phone number in front of their new home. Dan does a fair share of video marketing as well by previewing his listings on YouTube and also developing promotional videos for his Dan Gemus Real Estate show on AM800.

Rather than go the typical real estate route and use her name to brand herself, Kim Zdunich has decided to brand herself as the Property Mom and I love it! Her branding has a mom/teacher/educational feel sometimes using a chalkboard font and background on creative such as her cover photo and home listings. She includes her entire team in her branding giving visitors a feel for who they’d be working with and a face to match the voice. She brands all her sold listing photos with not only her logo, website and email but also details on how much the home buyer saved on commission.

Cris makes the most of the video marketing opportunity Facebook has to offer by promoting his recent listings with high quality, well produced videos. Each of his video posts include a detailed description of the home so prospective home buyers can read while they watch. To increase engagement and Followers on his page, Cris uses “Like to Win” contests where he gives away tickets to Spitfires hockey games and restaurant gift cards. Cris is also using hashtags to his advantage often making use of popular local hashtags such as #YQG and #SellWindsor.

Nadia is consistent in her bold red and black branding throughout her Facebook page. She provides her Followers with a weekly video blog titled “Weekly Wisdom Success Sessions” which provide insight on everything from life, to success, to community. This is a huge differentiating factor from most real estate agents who only ever discuss home buying. Nadia also makes her page personal with the occasional post of photos with family and friends and often includes images of quotes she believes in.

The emoji king! Shan keeps up with the trends by using unique marketing methods to promote his real estate services. He shows his personality through the use of fire, smiley-face and heart emojis and keeps his marketing unique with ideas like his Tim Horton’s roll-up-the-rim cup. The bulk of Shan’s listings include photo galleries of 20+ photos giving prospective home buyers a great look at the interior and exterior of the homes. Shan is also a big believer in giving back to his clients by hosting a client appreciate party each year and sharing all the fun on his Facebook page.
